Serving Medford

Medford grew mostly through postwar and later twentieth century subdivision, which puts a large share of its housing in the window where asbestos products were still routine but lead paint was on its way out. That is a useful thing to know before anyone starts guessing, because it changes what we look for first.

In practice, Medford calls skew toward manufactured materials rather than paint. Vinyl floor tile and the black adhesive under it, textured and popcorn ceilings, pipe insulation in utility spaces, and older siding are the recurring finds. Houses built toward the end of that period may have very little lead paint and still have plenty of asbestos, which surprises people who assume the two always travel together.

The other Medford pattern is space and outbuildings. Lots here tend to be larger than in the villages, and garages, sheds and later additions are common. Additions are worth flagging: a house from 1972 with an extension from 1984 has two different material eras under one roof, and a crew that tests one and assumes the other will get it wrong.

Damp shows up too, though for different reasons than on the waterfront. Crawl spaces and slab-adjacent construction with limited ventilation give mold the conditions it needs, and a slow plumbing leak in a house of this age can feed growth behind a wall for a long time before anyone smells it.
