Serving Brentwood

Brentwood is big, densely populated by Suffolk standards, and has a housing mix that includes a substantial share of rental and multi-family property. That combination puts lead paint at the centre of what we do here, and it changes who is asking for the work.

A large proportion of the housing predates the 1978 paint ban. Where that housing is rented, the stakes are different from an owner-occupied home: there are obligations to tenants, there may be an inspection to satisfy, and there are often young children living in the property. Lead dust from window and door friction surfaces is the specific risk, and it is invisible, which is why professional lead removal here is measured by a dust-wipe clearance test rather than by how the wall looks afterwards.

Multi-family buildings add a practical complication. Work in one unit has to be contained so it does not affect the units around it, and shared spaces like stairwells and hallways are frequently where the worst deteriorated paint actually is. Nobody owns a stairwell in the way they own their own kitchen, so it tends to get repainted rather than remediated, decade after decade.

Density also affects fire work. In closely spaced and multi-unit housing, a fire in one property routinely leaves smoke and water damage in neighbouring units that never saw a flame, and those neighbours are frequently forgotten in the initial claim. We assess the adjacent units as a matter of course.

On the mold side, the pattern is delayed reporting. In rented property, small leaks often go unreported until they are large, so what starts as a fixable drip under a sink becomes a wall cavity full of growth. Inspecting between tenancies catches most of this early.
