Hauppauge is home to the Long Island Innovation Park, one of the largest industrial parks in the country, with roughly 1,350 companies employing around 55,000 people and producing something on the order of 13 billion dollars in annual output. That concentration of warehouse, manufacturing and office space defines what we do here.

Commercial abatement runs on constraints residential work does not have. A business cannot close for a week while a ceiling comes down. Other tenants in the same building keep operating on the other side of the wall. There are employees, insurers, and sometimes regulators who need to see that the work was done correctly and that the rest of the facility stayed clean throughout. So the planning matters as much as the removal: containment that isolates the work area from occupied space, negative air that keeps fibers from migrating through shared systems, and scheduling that often means evenings, weekends, or a phased approach unit by unit.

The building stock itself is a factor. Much of the park's older industrial and office space dates from decades when asbestos was standard in commercial construction, which means insulation, sprayed fireproofing, floor tile, roofing materials and pipe lagging. Commercial buildings also tend to have complex mechanical systems, and shared HVAC is the fastest way for a contained problem to become a building-wide one if the work is not sealed properly.

Mold in commercial property follows roof leaks and HVAC condensation more than it follows basements. Flat roofs, large mechanical plants and long duct runs produce moisture in places nobody inspects routinely, and the first sign is often a complaint about air quality rather than a visible stain.
