Suffolk is a county of very different housing stitched together, and that shapes everything about this work. About 73% of the housing here predates 1978, but a Victorian a block off Patchogue's Main Street and a 1962 ranch off Middle Country Road have almost nothing in common beyond their age. They hide different materials in different places, and a crew that only knows one type will miss things in the other.

What we find in Suffolk homes

The South Shore adds water to the equation. Anywhere near the Great South Bay, basements take on water during a serious nor'easter, and finished basements that were never designed to get wet are the most reliable mold jobs on the island. Inland, the postwar subdivisions bring a different pattern: shallow crawl spaces, minimal ventilation, and ceiling textures and vinyl tile from exactly the era when asbestos was standard.

Then there is the commercial side, which in Suffolk is substantial. The Long Island Innovation Park at Hauppauge alone holds roughly 1,350 companies employing about 55,000 people, and abatement in an occupied warehouse or office is a different job from a house: it has to be staged around shifts, sealed from the rest of the building, and finished on a schedule that does not shut a business for a week.
